Understanding Permits and Approvals
One of the less exciting but most important parts of a construction project happens before the first wall goes up. Depending on the project, permits and approvals help ensure the work complies with applicable building codes and local requirements.
What Projects May Require a Permit?
Permit requirements vary by jurisdiction and scope of work. New homes and major additions typically require permits, but renovations may also require them when the project involves structural changes, electrical work, plumbing, mechanical systems, or other regulated work.
Even projects that seem relatively simple can trigger permitting requirements, which is why determining what is required should happen early in the planning process.
More Than Just a Building Permit
Depending on the property and project, additional approvals may be necessary. These can involve zoning, setbacks, septic or sewer requirements, utility coordination, HOA requirements, site plans, and other local approvals.
For new construction, the permitting process may also require construction drawings and supporting documentation before work can begin.

Inspections Are Part of the Process
Receiving a permit is only the beginning. Construction projects typically require inspections at different stages of the work. Inspectors may review items such as foundations, framing, electrical, plumbing, mechanical systems, insulation, and final completion.
These inspections are an important part of ensuring work is completed in accordance with the approved plans and applicable requirements.
Planning Ahead Matters
Permitting and approvals can affect when construction begins and how a project progresses. Identifying requirements early helps reduce surprises and gives everyone a clearer understanding of the path from planning to construction.
At Heroic Builders, we help manage the permitting and approval process for our projects so our clients can focus on the exciting part: watching their project come to life.
